Mata Capital today announced the signing of a fixed 9-year forward lease agreement (BEFA) with Société Générale for the Green Oak building, located in the Vache Noire area of Arcueil.
Under this agreement, Société Générale will lease 4,000 m² spread across the first three floors, bringing together approximately 300 employees. Thanks to this transaction, the Green Oak building, constructed by Kaufman & Broad, which will offer a total of 10,700 m² of office space by early 2021, now boasts a pre-leasing rate of approximately 40%.
Located in the Vache Noire area of Arcueil (94), a major hub in the southern Paris suburbs, the asset will benefit from dual RER B and metro access following the arrival of Line 4, scheduled for 2021, at the new "Barbara" station, 700 meters from the building.
Developed by Kaufman & Broad, and co-designed by agencies Mootz & Pelé and Calq, the project aligns with a CSR approach highly valued by Mata Capital, including a hybrid wood/concrete structure, quadruple certification, and triple energy labeling (E+C- labels, bio-sourced building, and Effinergie+; NF HQE Excellent passport, BREEAM Very Good, WiredScore Platinum, Well Silver certifications).
"We are particularly delighted with this signing and eager to welcome Société Générale employees to Green Oak, whose design was conceived with its occupants in mind. We are also very optimistic about our ability to soon sign new leases for the remaining available spaces, namely the highest floors of the development," stated Jean-Baptiste Avierinos, Investment Director at Mata Capital.
In this transaction, Société Générale was advised by Cushman & Wakefield.
