Case Study

Victor

Victor is the result of a collaboration between Mata Capital and architect Franck Michigan to develop a design boutique hotel.

Asset Summary

Addressing a lack of high-end hotel offerings in this sector, while providing quality services (cocktail bar, spa with pool, hammam, sauna). This makes it a wise investment due to its proximity to the Parc des Expositions and upcoming major events like the 2022 Olympic Games or the 2025 World Expo.

From Mata Capital's side, we act as the developer and manage the construction. Specifically, here are the key elements of the project:

  • This is an opportunistic strategy

  • The opening is scheduled for the second half of 2022 with 105 rooms across 3500 m2
    ‍
  • The hotel operator is Suitcase Hospitality, with a forward lease agreement (BEFA) of 12 firm years

Good to know: The administrative permits to build the hotel, filed in 2020, have been obtained and are free from any appeals.

Breeam Very Good certification, wooden facade, green wall irrigated by rainwater, bike racks, Green Construction Charter: we have chosen solutions that reduce environmental impact.

Social:

Site accessibility for people with reduced mobility, catering services, pool/spa area open to guests and third parties: we have designed beneficial and comfortable facilities for occupants.

‍

Meetings with local residents to minimize disruption, relocation of a nearby school at our expense, supply chain management. Our goal is to satisfy both tenants and local residents.

How?

Through protection, education, training, and integration initiatives in hundreds of establishments in France and internationally. We support them in carrying out 3 specific projects:

  • A first project is dedicated to creating an Educational and Ecological Campus on the Saint-Philippe site.
  • A second project centers on educational boxing, aiming to empower young people and improve their physical condition.
  • A third project focuses on tennis. Here too, the idea is to develop strong values through sports and bring joy to young people.
