Convinced by the strong potential of the asset acquired in 2019 and its excellent real estate fundamentals, real estate fund manager Mata Capital is launching the restructuring of the building, renamed 360. For this project, Mata Capital is partnering with recognized players: Philippe Chiambaretta (PCA-STREAM), the Vinci group (Petit), and Artelia. The building will undergo extensive renovation work that aligns with a local and social dynamic aiming for positive impact.
This project, of unprecedented scale for Mata Capital, an independent real estate fund manager, is part of its strategy to reposition office assets with high value creation potential. The company's management teams were quickly convinced by the value appreciation potential of this building, which benefits from an ideal location on the edge of the Boulevard Périphérique, a highly visible Parisian address, and excellent real estate fundamentals. All these reasons reinforced Mata Capital's decision to opt for a complete restructuring of the existing building, giving it a second life while optimizing its carbon footprint. 360

Positive impact, well-being, and services: the watchwords of a major project
Mata Capital designed this project around two essential pillars: a positive environmental impact and the well-being of future occupants. To this end, the management company partnered with Philippe Chiambaretta (PCA-STREAM), an architect unanimously recognized for his emblematic commercial renovation projects, such as the #cloud.paris building, now Facebook's headquarters.

The interior spaces will be remodelled and optimized to meet the highest office standards. To minimize the project's carbon footprint, the decision was naturally to preserve the existing structure and undertake a complete restructuring of the building:
➔ An extension of the existing building has been designed to green part of the facades and create 3,000 m² of floor area, offering office floor plates of over 3,500 m² per floor.
This comprehensive plan enables 360 to aim for no less than 5 certifications and labels: HQE Excellent, BREEAM Excellent, BBC EFFINERGIE level E2C1, Wired Score Platinum, and OSMOZ.
➔ Outdoor spaces will be created on all levels, including three large terraces on the 4th floor and a 600 m² panoramic rooftop. Accessible to users, they will represent a total area of over 1,300 m².
➔ The glazed surface area has been tripled to reach a total ratio of over 50%. Each window on the South facade will be equipped with a sunshade to limit energy consumption. 85% of the workspaces will thus benefit from natural daylight, excluding circulation areas.
➔ Two vertical openings will be created on the Parisian facade to restore elegance to the building's vertical circulation areas. Visible from the outside, these openings will benefit from natural light and exceptional transparency. They will facilitate flow between floors, communication within the building, and limit the use of elevators.
➔ The south facade and roof will be greened to add greenery to this historically concrete complex and improve its impact on biodiversity. Additionally, the demolition of a ground-floor annex will free up 600 m² of ground space around the building.
In addition, the interior spaces will offer a range of high-end services spread over more than 4000 m². Focused on user comfort and operational efficiency, these will include: 3 dining options, including a panoramic restaurant on the top floor, two private and independent lobbies, an ERP-compliant business center of over 1000 m², a bicycle repair workshop, a gym, a logistics hub, through-floor landings and tea rooms on each floor, as well as 2 ground-floor retail units. The property also faces the Plaine Sports Center, which offers several tennis and football courts, a swimming pool, an athletics stadium, and many other sports facilities.
A strategic location in a rapidly changing district
The 360 building benefits from a dual Paris/Vanves address and is located in a rapidly changing district where the project aims to integrate itself, notably through the creation of 2 ground-floor retail units open to the public, including a bakery, and the redevelopment of its immediate surroundings.
A property connected to all Parisian hubs within 30 minutes
Its location, at the intersection of the Montparnasse axis and in the immediate vicinity of the Boulevards des Maréchaux and the Parisian ring road, will allow its users to quickly reach all Parisian hubs in under 30 minutes. The metro (line 13 – 500m) and tramway (T3a – 900m) will facilitate access and employee commutes via both north/south and east/west connections. Furthermore, by 2025, the building will be 2 stations away from Line 15 South, which will provide access to La Défense in 20 minutes.
A property at the crossroads of 2 greenways
The property will also benefit from excellent accessibility via greenways. It is located at the intersection of the green corridor connecting Massy to central Paris and the cycling path that circles Paris via the Boulevard des Maréchaux. The property will be equipped with bicycle parking and a repair workshop accessible to users.
