Mata Capital announces the sale of 31 bis rue Bergère, a 2,200 sq m office building located in the 9th arrondissement of Paris, to a fund managed by AM Alpha, a Munich-based family office acting on behalf of its investment partners.
Acquired in September 2024 from SCPI Accimmo Pierre (BNP Paribas REIM) and Primopierre (Præmia REIM), the asset had been identified for its strong repositioning potential in a strategic location on the Boulevard des Grands Boulevards.
Rapid value creation on a complex asset
The building, vacant at the time of its acquisition, underwent a repositioning effort led by Mata Capital's teams: obtaining administrative permits from the City of Paris, gutting work, and asbestos and lead decontamination. The architectural project — designed by Archicrea DP, in collaboration with Theop and Kopernik — includes extensive renovation and the creation of a rooftop offering views of the Sacré-Cœur.
The entire secured project, including the two preliminary declarations obtained between November 2024 and February 2025, has been transferred to AM Alpha, which will oversee its continuation.

A landmark off-market transaction
Executed off-market, this sale illustrates Mata Capital's ability to manage end-to-end operations — from identifying the opportunity to transferring a fully secured project — in less than 18 months.
The building features efficient office floors of approximately 250 to 300 sq m, suitable for single or multi-tenant occupancy, with 82 sq m of basement space and 22 underground parking spaces.
